Architectural Services

Our core business is the design and delivery of residential architecture. We like to provide full architectural services for every project. That said, we also understand that Client's needs are all different and therefore we set out below our services in four stages and are based around a standard Client/ Architect Agreement provided by the Royal Institute of the Architects of Ireland (RIAI). 

Stage01: initial design & general services (20%)

At the beginning of any project we meet with you at the site to discuss your requirements, budget and timelines.  We undertake a measured survey of the property or arrange for a professional survey if the building and levels are complex.  Once we have gathered enough information about your needs and the context of the site we go back to our office and undertake an initial appraisal of the site and its architectural possibilities.  We then meet with you again armed with concept sketches, thoughts and ideas. The format of our output at this stage is usually sketches, physical models and idea boards. Typically we agree a design concept within two - three meetings with you.

stage 02: developed design (30%)

Once the design concept has been agreed we begin to test the design in more detail. We transcribe the initial loose drawings into BIM (Building Information Modelling) software. Adjacent buildings, trees and topography are modelled and we undertake sun studies, and look at the building from various vantage points. We choose materials, assign space for services, ensure the design complies with building regulations and assess floor areas. During this stage we often work with a Quantity Surveyor (retained by the Client by separate appointment) to assess the design and project a budget estimate. The design is adjusted as necessary to align with our Clients budget.

We liase with the local authorities organising a pre-planning meeting if necessary and finally submitting a planning application on behalf of our Clients.
